The Gold Line light rail came to South Pasadena in 2003. The station represents a major public investment, and rail station areas are of strategic importance to the region. The City of South Pasadena and Compass Blueprint worked together to asses the land around the Mission Street Gold Line Station for infill potential. Additionally, the City was interested in evaluating the effects of Caltrans owned property south of Mission Street along the freeway 710.

Goals:

  • Find Infill potential around the existing rail station
  • Evaluate the effects of Caltrans owned land along the 710 Freeway
  • Determine the communities vision for the proposed infill area

Local and Regional Solutions:

  • Due to the high cost of land, zoning should be changed close to transit to encourage mixed-use development
  • A reduction in parking requirements is reccomended to increase ROI on new development
  • Buying empty caltrans lots to recapture land is recommended as land with exisiting housing is harder to aquire due to current state legislation
