Long Beach has a long-term goal of developing more mixed use and transit oriented neighborhoods in growing areas of the City.
Long Beach is a major economic hub in Los Angeles County and the fifth largest city in California. The city is presently preparing the Central Area Community Plan and making revisions to Long Beach Boulevard Planned Development plan (PD-29). They have partnered with Compass Blueprint to carry out fiscal analysis, streetscape urban design and modeling and revision of land use code. The project is aimed at implementing the vision of the Long Beach 2030 General Plan which has a general theme of creating more pedestrian and bike friendly multi modal "complete streets". The studies will be oriented towards planning being done for Long Beach Boulevard.
- Design and create streetscapes that accommodate pedestrians, bikes, transit riders and motorists of all ages and abilities
- Revise land use regulation to encourage and allow more accommodating streetscapes
- Explore fiscal limitation and financing options for streetscapes
- Quantify value added potential from new commercial development along improved streets
- Capicity Analysis study using GIS to determine the ability of current zoning to support new housing and employment
- Quantification of value added potential resulting from new development types in existing areas
- GIS land use assessment to find best uses on various zoning policy assumptions
- New building prototype development to match or build on existing Long Beach buildings
- "Tipping point" analysis for new development to determine necessary ROI
- 4D analysis to determine potential benefits of creating transit oriented, centralized growth.
- Photographic simulation and video fly-through of new development designs
- Parking anaysis of supply, demand and future needs in new developnment areas
