The City of La Mirada has proposed the creation of a mixed use corridor to promote more intensive use by permitting a range of land uses at increased densities.
This is one of three Compass Blueprint Projects that is being funded by the California Air Resources Board (ARB) as an example of local implementation of the goals and objectives of SB375.
- Establish strategies that would promote greenhouse gas reduction
- Encourage infill development along the 1-5 Freeway corridor
- Establish "green" building design guidelines for future development
- Facilitate public transit enhancements and connect to regional rail (Metrolink)
Due to the current widening of Interstate 5 through southern Los Angeles County, the city's industrial area will be greatly impacted. In order to be prepared for the resulting changes the city determined the need for a specific plan for the area. The area’s location along the I-5 Freeway and its separation from any existing residential neighborhoods makes it an ideal location for increased development. The city will conduct collaborative planning sessions with partner agencies, and affected stakeholders. The city will prepare a detailed real estate market analysis in order to determine the most effective mix of land uses. The city will also conduct detailed technical studies in order to support the Specific Plan. Finally, this project will result in a Specific Plan document, which city staff will move through the adoption process.
